Inspiring their clients to buy with an innovative philosophy, Fantastic Frank have rose to fame with seven offices throughout Europe. We talk to Kalle Wallroth and Ninos Younan about the trends of what to buy in Mallorca.
What to buy in Mallorca with Fantastic Frank
It happens in every developed business. Tesla happened to the car industry. iPhone turned the mobile sector on its head. For the real estate sector it was a Swedish company with a curious name that changed the rules for all estate agents.
All of a sudden, being an estate agent didn’t only mean that you should be great at selling the goods – the demanding clients want amazing marketing and fantastic interior styling as well. And with awesome photography to match their gem when it hits the market. The demands on estate agents have suddenly become a lot higher. All the better for us – the clients.
After a quick rise to fame in 2010, making spreads in most known design magazines and coffee table literature (15 books are stapled in the head office in Stockholm) with a KINFOLK article naming them among the top 40 entrepreneurs in the world, the company took a few years to learn how to multiply its concept to more cities. And now 2019 will count seven offices through out Europe. Fantastic Frank Palma has only recently this spring opened its doors in the Jaime III area, on Berenguer de Sant Joan just of Carrer de Bonaire. I sat down with Kalle Wallroth and Ninos Younan a few days before their opening party for an interview.
“We want everyone to come and talk property sales with us – and when they do we serve the best real estate coffee in Palma” says Ninos Younan about their newly opened office. “It should feel like a social living room to come in here”.
Bringing the best out of every property
“We sit down with our clients for a personal and free consultation at their property as part of our sales plan and decide how the property best should be presented. To reach our high standards, planning is key and styling the property is a big part of it. Our styling services are divided into four levels to accomodate different spaces” says Kalle Wallroth. “The aim is to create a “I-want-to-live-in-this-home” feeling”. Fantastic Frank’s philosophy is that they inspire to buy. “That is our motto, in everything we do, we sell. We believe in order for someone to buy you must feel compelled to buy it, feel inspired, feel something in your gut. This is why we put such emphasis on photography, styling and building a world of inspiration around our properties on line.
We have two design blogs, a hand full of instagram accounts and a Pinterest account with almost half a million views. This is a lot of energy, a lot of buzz, that surrounds our most precious core: the properties we sell. Modern advertising is about giving something to the consumer that she or he wants. “We give inspiration” says Kalle Wallroth.
The real estate business is an over crowded space – do you agree?
Yes it’s completely full. There seems to be agencies in every corner – but it is only when the jar is full, that the business develops and reshapes to fit into a larger place. So it’s a good thing for the client what is happening now.
Where is the market in Palma heading?
Palma is an exciting arena where a lot is happening. Old Town palaces and mansions being turned into exclusive developments with top-notch apartments and penthouses. But there are also more accessible apartment blocks with modern layouts and designs. Upcoming areas such as Nou Levant has a handful of New Development projects in the pipe. The demand for smaller apartments is also high and the builders are also starting to re-design current projects to meet this demand. Another trend on a smaller scale is that business-premises and old industrial spaces are being remodelled into housing units.
What type of property sells the most?
New Developments, penthouses with terraces and views and also townhouses are the most popular properties.
How is the model type of property in square meters and qualities?
We find that the highest demand is for apartments with 2-3 bedrooms, refurbished to a medium to high standard with a good outdoor space being a balcony or a terrace. Natural materials such as stones, marble, wood, together with open plan layouts and natural light is key today.
What are the hottest areas of Palma and surroundings right now?
Old Town Palma and its surroundings such as Son Espanyolet, Son Armadams, El Terreno and La Bonanova on the one side of the City. On the other we have the areas of Foners, Portixol and Molinar. However, you get more for the money if you look at areas such as Bons Aires, Arxiduc, Marques de Font Santa and Pere Garau. Soledad Sud needs time to develop but give it some years and it will be an exciting new part of town.
By nationalities, what do they usually demand? What are the tastes of a German, an English or a Spanish in terms of real estate?
Germans and people from the nordic countries wants light and open planned homes with a good outdoor space. British people are usually interested in more genuine homes with a Spanish touch and genuine materials. The Spanish also wants quality properties but usually favour more bedrooms over open plan living.
